Property inspection checklist – What to look for before buying?

Buying a home is the biggest financial investment most people will make in their lifetime. There are many elements to evaluate beyond just the look and layout of the home. Being armed with a detailed property inspection checklist ensures you don’t miss any potential issues that could result in expensive repairs down the road.

Take a close look at the condition of the roof, noting any sagging, cracked, or missing shingles/tiles, accumulated debris, and obvious signs of leakage. Check that roof flashings around chimneys, vents, and skylights are intact. Ensure gutters are clear and securely fastened, with no leaks or pulls away from the house. Identify any evidence of water damage beneath roof overhangs. Inspecting from different angles with binoculars is helpful. Expect to replace the roof within 5-10 years if near the end of its lifespan.

With the power off, check the electrical panel for sufficient amperage, any tripped breakers, and properly labeled circuit breakers. Ensure electrical wiring is in good condition, with no exposed wires or outdated knob and tube wiring. Test outlets to verify grounding and correct functionality, along with light switches and light fixtures. Evaluate any flickering lights that could signal a loose connection. Consider having an electrician do a thorough inspection if you have any concerns.

Carefully inspect all sinks, faucets, and toilets for leaks and cracks. Check water flow and drainage. Look for stains or mineral deposits that may indicate leaks. Test water pressure and water heater capacity by running multiple faucets. Have sewer lines scoped by a plumber to check for damage or root intrusion? Thoroughly evaluate the condition of all pipes under sinks and appliances. Check for adequate venting of plumbing through the roof.

Inspect the age and condition of the furnace, air conditioning units, and ductwork. Look for rust, damage, or leaks. Test airflow from vents on each level and in all rooms. Pests and wood damage

Inspect attics, crawl spaces, basements, and porches for evidence of termites, carpenter ants, rodents, or other pests. Look for wood damage, droppings, and nests. Check conditions around exterior doors, windows, and siding for gaps/rot. Tap on wood subfloors for soft spots that indicate damage. Look under attic insulation for dark stains from roof leaks. Addressing pest infestations and moisture damage right away is critical.

Carefully check cabinetry, counters, sinks, faucets, and plumbing for damage, leaks, and function. Test garbage disposal and exhaust fan. Open and close cabinets and drawers, ensuring they are securely fixed with no sagging. Turn on stove burners, oven, and broiler to verify functionality and proper ventilation. Inspect the dishwasher for leaks and clean operation through a full cycle. The refrigerator should hold consistent cold temperatures with no pooling water.
